Top Signs Your Water Heater Is Leaking

Modern water heaters are designed to last for years with little need for worry. However, they’re not immortal. Eventually, your unit will need to be replaced. If you don’t, it will begin leaking, potentially causing major damage to your home, or creating dangerous situations. So, how do you tell if your water heater is leaking? Here are a few key signs to look for.

1. Rusty Water

When you open the hot tap, the water should run clean and clear. If you notice that it has a reddish hue, that’s a good sign that rust is forming within your cylinder. Eventually, it will eat through the cylinder’s metal and begin leaking into the surrounding area. Note that if you see rusty water when you open the cold tap, it has nothing to do with your water heater. This is a sign of deterioration within your home’s plumbing or within the mains leading to your home.

2. Water in the Tundish

Your water heater is equipped with a tundish. This is a safety device that shows you the presence of water. If you notice any moisture within the tundish, it means that there are leaks that must be addressed immediately. This applies to any wetness, from residual moisture to visible droplets. 3. Water or Water Damage Around the Cylinder

If your cylinder is leaking, there’s a good chance that the water will affect the area around it. When exposed to water, wood framing and flooring can discolour, warp, and even begin to grow mould. If you see any signs that look like water damage near your water heater, it’s beyond time to call for professional assistance.

Where to Check for Leaks

While the signs we’ve discussed give you something to look for, where are they most likely to be found?

1.  Check the flooring around the water heater for signs of moisture.
2.  Check within the tundish.
3.  Check the temperature and pressure relief valve.
4.  Check all fittings leading to and from the cylinder.
5.  Check the drain valve at the bottom of the cylinder.

What about Condensation?

Don’t confuse condensation for signs of leaking water. It’s normal for some condensation to form on the tank and other components simply due to the temperature difference between the water in the cylinder and the surrounding air, combined with high humidity levels. If you see water on the surface of the cylinder, simply wipe it away with a cloth. Wait a few moments and see if it returns. If it does not, it’s just condensation and not a cause for concern.
